1. Check your credit.
Pull your free credit report at AnnualCreditReport.com and look for errors, outstanding balances or accounts in collections. Dispute any inaccuracies and pay down high balances where you can. If your credit needs improvement, it often takes some time for changes to be reflected, typically 3 to 6 months, before applying. 2. Build your budget.

From there, determine a down payment that still leaves room for financial flexibility and other homeownership expenses. From there, use a mortgage calculator to estimate your monthly mortgage payment based on factors like your down payment, credit profile and loan details — not just the maximum amount you may qualify for. Make sure to factor in property taxes, homeowners' insurance and enough to cover utilities.
3. Compare lenders and get preapproved
A preapproval letter shows sellers you're serious and tells you exactly how much you can borrow. To get preapproved, you'll typically need recent pay stubs, 2 years of tax returns, bank statements and a valid ID. Shop with at least 2 or 3 mortgage lenders to compare rates and fees before you commit.
4. Research local market trends
Look at active listings, recent home sales and average days on market in the neighborhoods you're targeting. Notice whether homes are selling above or below the asking price — that tells you a lot about competition.
